
Maintenance and property-sale inspections differ
Tell the provider whether you need routine condition information, a purchase-related inspection or an investigation of a specific problem. Share your deadline and any report requirements from the buyer, lender or other party. A general home inspection may not include the septic scope you need.
Request a written inspection scope
Ask what will be accessible, whether pumping or tank locating is included, what equipment or tests may be used, and which components cannot be assessed. Confirm whether the report includes photographs, observations, limitations and follow-up recommendations.
Prepare the records you have
Gather available permits, system drawings, prior pumping invoices and repair records. Note occupancy changes and recurring symptoms. An inspection describes the findings and limitations at that time; it is not a guarantee of future performance.
